Not sure if this is a cash flow first/only kind of property or an owner occupant quality one.

Often what I've found over the years is if a relationship exists with the owner and the tenants that they will express a lack of communication to the owner anytime something doesn't go their way.

As a business owner and with my wife being a physician, we have found a shared passion for remodeling homes and unintentionally turning a profit with our past properties.

I've applied for a conventional loan: 3 units, owner occupied, NJ, 5% down.I have enough W2 income to cover the loan and additionally, there are two units rented already. 

The only issue is my job is 2 hours away from the triplex, by September I was looking to transfer and find another another job down where the triplex is   When I apply for my loan would i be able to apply as owner occupied?

@Polen NA if you have limited capital to invest I would recommend you buy one at a time and use owner occupied loan to buy properties.

The only reason that you can get a distressed property under market value is because it is a mess that the owner and pretty much 99% of the population either don't want to or can't clean up.

There is a cabin on the property that can accommodate additional 6-10 guests but the current owner has chosen not to rent this cabin despite the numerous requests.

The owner has been gone for at least 2 months.
