So, my take is that you are legally out your EM (though as Dion pointed out, you can try to fight it and might win).

That way, you would both win.

Great thread...I would add that as an investor our number one job is to help sellers with their problems.When approached from that perspective we are no longer trying to get the seller to sell us anything... but creating a scenario where we are there to help them.Once you can make that shift in your perspective having a discussion with a seller becomes much easier.Also, remember, the person who asks the most questions wins...

We've had about half our our 'winning' bid rejected by the seller but have ended up purchasing the other half.Here is a partial list of some of the companies that conduct auctions.

well the book i have just finished reading isn't a investing book but it was all about networking and making win wins for everyone. the book is called "endless referrals" by bob burg. this is an amazing book and i will improve your business greatly.

The note 'finder' can assign the contract just like the wholesaler can assign their contract... and the banks can assign their courthouse "winning" bids to HUD.

It is a lot to take in and I can see you are missing a lot of what I am saying in order to win an arguememt or prove a point of some kind.
