This is exactly why I've been staying away from markets like LA and focusing on midwest markets.

@Nelson Sbravatti in my opinion, Jackson County is a better investment market.

Most properties over there get snatched up really quick since they are in good school districts with low purchase prices and you don't need to do super nice finishes to get top of the market rent or ARV. 

I have felt several of those same pains at times while brokering deals and helping my clients navigate the STR market here in Myrtle Beach and North Myrtle. 

But, thank you for chiming in, and you're right, hopefully we all love RE and the stock market. 

While I do think you will get some good answers to this, you are telling all of the sharks that you are in the market for a coaching program and willing to pay.
