Hello, I purchased a rental last December in 30080 in GA - I had my RE agent run comps and she said it is roughly worth 30-40k more than when I bought it.

., lol…I couldn’t find any numbers from the last 3 to 6 months because none of the lots near this house have sold that had houses on them that needed to be torn down… so it’s nearly impossible to find the exact same situation, but I will call a realtor this week and see if they will run some numbers for me. 

I’ve run into a few last minute title issues too, so I know it can be frustrating.

For example, since this would be your first flip, partnering with someone with a lot of flip experience in the last three years would get you much higher leverage than if you tried to take down the deal yourself.

My wife and I did a transaction in that space just this last year - tax free money is ALWAYS great. 

I’ve always purchased my flips from wholesalers, but they don’t seem to be getting any decent deals under contract as of the last several monthsI am considering starting to go direct to seller myself.

When given the choice, I chose I/O, as I did so on my last few purchases.

Title examiners go back to search tit;e transactions back to the original ownership, unless the particular property is in a particular title insurers title plant, in which case they will only search back to the last time title insurance was issued.
