I have never had a problem with any sub issuing me a notarized waiver, I hold the check until I receive it....this elevates the reluctance since they want to get paid.Good luck,Sue Houghchicken and the egg in our market subs wont sign lien waviers unless they have check in hand.. and our banks don't require them as they feel copy of the contract and cashed check is sufficient.. but you know subs LOL

We have sufficient passive income in which to utilize the passive losses that are generated by this real estate investment.I’m already capped on interest rate deductibility and property taxes as a result of my primary residence.Questions: Since the FTB in California will charge an $800 annual fee for being a member of a LLC irrespective of whether it is an in-state or out-of-state LLC, seems like it would be easier just to form the LLC in CA?

While I did a couple of deals over the last 5 years from CL, what I found was that most so-called buyers were not sufficiently motivated to follow through.In fact, I sent close to 50 of them to NACA for a no down payment home loan with no closing costs - all at a below-market interest rate.They had to do two simple things.

If I had to do everything all over again I would spend the vast majority of my time learning how to market to/get in front of as many "motivated sellers" as possible.
