There are just way too many realtors advertising in the 300k+ neighborhoods, I feel like I would not get noticed.

I do advertise on CL  but don't get a lot of responses from SF.  

I always thought that there were several things going on there; the contractors were not charging normal rates because they're getting free advertising, are they really concerned about making the right flips on that show, or just doing a flip because they get compensation from the show?

If I were to rent out a house that was intended to be owner-occupied, I would be concerned with online advertising the property.

When you consider a long term trend, it's absolutely reasonable to expect that trend to continue if the underlying fundamental basis for the trend is sustainable.

I will be moving out officially around the end of August and then renting it out.When should I start advertising it for rental prospects if occupancy isn't until beginning of September?

if the stuff is in good condition, advertise a "free" rummage on Craiglist.
