Since the VA loan interest rate is much higher right now, I would probably just keep my 2.25% and use the ARM to "tie-up" the condo until you can refinance in a much better rate. 2.25 on a 30 year is pretty nice and sounds like you'll preserve much more cash flow by using the temporary ARM to tie up the condo.
