Also, in my experience people book last minute on Airbnb so I've really only gotten interest for Labor Day weekend in September, but nothing else as of yet.I'm just really not sure what the sustainability of Airbnb will be through the "dead" fall and winter months here.

If it quacks like a duck, it's probably a duck.I highly doubt you will be able to build a sustainable business by circumventing the law with some clever wordplay.Go to school, get licensed and do things the correct way, you will come out further ahead.

I was looking to make 100/door with the back rented at 670, and the front 2 units for 655, and that is well below what the market will sustain, more in the range of 120+/door, with an ROI well above 25%.

It resonates with my experience studying abroad for a year in Latin America when I was in college.At the same time, it does not come with a retirement plan so I figured that I better get started figuring it out myself.From looking at my situation, it seems that the best place to start would be a small multi family property, most likely a duplex.
