I just graduated college and I saw you invest in student housing which is mainly what I'm looking at doing, so any information on that would also be very appreciated. 

I do have student loans, which will be forgiven in 7-8 more years as long as I stay in law enforcement.

Oren,Thanks for the analysis with this reply:Current owner had the properties over insured and getting a revised quote based on current market pricing.College Community but these units are not rented to college students.  7% Mgmt is solid and known entity but do have some of the fees mentioned.Total Maintenance should have been $36400 and not $26400.Renter responsible for utilities but do have an annual pest control and grass cutting.Taxes and rate have been confirmed.

But let's say your car payment is $500, your student loan is $500 and you have a $2000 mortgage on the house you currently live in.  

I was one in college when I was a full time agent and full time students I will only focus on flips and will send ROI and my analytic theory and will even send hard money options to my investors but I have yet to come across another clever young guy or girl like me I don't know why a lot of agents don't do more things like that anymore during 2009-2011 a lot were doing it thinking outside the box.

In fact, when we moved to southern California from northern California, we rented out rooms in our 4600 sq. ft. house and 2100 sq. ft. guest house on 20 acres, to 14 college aged girls from around the world, that were students in a ministry school.

And to resolve your problems of clients backing out of your deals make sure you have a backup or two so if one falls to the way side you have two others waiting on that same deal.As you take this journey in real estate don't just study real estate become a student of marketing and sales and do that better than the other wholesailers in your area and I bet you will have buyers blowing up your phone.
