If you found the house on your own and the agent didn't put any time into bringing you up to speed on the market, locating the property, negotiating the price and terms, then paying the agent simply to open escrow is a bit extreme to be paid for.

We included high speed Internet and satellite TV, although next time we may skip the TV.In 4 months of renting on AirBNB, we have covered ALL expenses for the first year and then some.

Like I said, it might be a ways off but eventually all this stuff will be codified so the sooner you get up to speed on it, the sooner you'll have a competitive advantage.
