If you found the house on your own and the agent didn't put any time into bringing you up to speed on the market, locating the property, negotiating the price and terms, then paying the agent simply to open escrow is a bit extreme to be paid for. 

So far I've found Speed Queen to be the best, and Whirlpool not far behind.

It is the law and you absolutely have the right to drive exactly at the posted speed limit.

Either bring a notary with you, or have a travelling notary on speed dial who can arrive within a few minutes after you call.Just how I see it.

You should also consider the potential cost of paying for a new company to "get up to speed" with tenant relations and the various idiosyncrasies of your property.

Like I said, it might be a ways off but eventually all this stuff will be codified so the sooner you get up to speed on it, the sooner you'll have a competitive advantage.
