Son what do you expect him to do after you have approved the selection?

Looking to invest in a multi family complex with son who would be utilizing his first time homebuyers loan.

One of two things:  leak or break in the stack OR I swear my son's diapers would leave a hanging aroma in a room for an hour.

To be clear, a tenant going to prison never happened to me but I did have a tenant die a couple years ago, I worked with his gf (who lived separately) and son regarding getting his things out and it was a smooth process.

The CPA even talked about how he used to think it's all superfluous until he ran into a situation where a client's son created a liability that ended up costing said client over 3 million $ of real estate because it was in his name.

@David Robinson I invest in Ohio, live in northern KY but have a son at UA-Huntsville and the more I visit the area the more I am interested in investing there.

Turns out, his son lived in the property for many years and didn't exactly do a good job of keeping the property tidy.

My son is a junior in high school.

Purchase price: $235,000 Cash invested: $48,000 House for my son and Airbnb for other income.

The Plan: Our plan is to purchase the property as our primary residence, live in it for the next two years until our son graduates from high school and turn it into a rental.
