I agree it’s not that great but it’s not a pure financial loss either (it would become only if you lack sufficient liquidity to operate the asset as planned over the period).

The short answer is the financing depends on many factors; income/assets and credit of all partners or parties to the transaction on the buyer's side, operating income statement for the building, deferred maintenance, occupancy all come into play.Stephanie

I went ahead and addressed the issue - rather than jumping straight to a threat towards eviction with a notice to comply, I sent a simple text message first asking them to get the car off the grass, and to get the other vehicle moved within two weeks.

If competency is an issue, you may have bigger fish to fry.In re: probate, you can use sub-2 language to make closing conditional on probate outcome and ability to convey fee simple title to 100% of the house.
