Seems like a good/smart investment with great cash flow !

I had a REIT the other day that owns a big shopping center here and other buildings across the street.They contacted me wanting to lease up a small retail center.

The zoning still reflects having small local shops on every corner like a butcher, baker, etc.

I also figured placing a cash offer without contingencies would be a smart play to get a contract signed fast.

Explain the cafe, the bar, the meeting rooms, the convention hall, the shops, laundry facility for the hotel, these aren't residential amenities. 

Time to spend some time an that city and start shopping for a PM.In the future, maybe you can send some surveys to the tenants to get a feel for the PM situation. 

If you owned a coffee shop, would you be in every day to check on things or just swing by once a year?

People shop for value, benefits, quality, simply a better deal, how do you show that you can deliver that?

A street smart tenant will go to court, knowing they can tell a lie, and have the courts postpone the eviction process to give them more time, all the while, smiling to themselves because they have now just bought time to stay a little longer to come up with the money or move out. 

You could even say it is because all of the work that needs to be done; you need to close up shop and have a chance to get in there and make necessary repairs (but you haven't been able to due to the tenant's schedule).
