Because they are responsible for more serious dog bites than "pitbulls" but those stories dont get sensationalized in the media.I plan to prioritize my units to rent to pitbull owners because they will pay a premium for the security of being able to have their dogs on the lease.

Then I would sell the homes on lease options to tenant buyers and get a premium rent and a higher sales price with a fraction of the repairs, maintenance, and management.Then I would package the properties into groups of about 10 to 20 and get portfolio loans on each group of 10 to 20 properties in the name of a different LLC for asset protection and to get the majority of my money back out.

A triplex in my state is a bad deal to start off with due to the way insurance premiums are structured.

(Another reason I might look at it, especially if you’re out state investor.) make sure it covers rentals and replacement and “immediate” service  (I’ve heard stories in Vegas of warranty company’s waiting says to fix a system hoping to wait you out.) they’ll be looking for anyway out if they’re facing a repair that’s 10-20x your premium   I have only purchased 2 new units in the previous 14 years with 24 units on 12 SFR in Vegas.  

Yes, you pay a premium price, but you are getting a premium product and service in return. 

A good friend of mine lives in a very nice antique home in a premium area, and when one of his two water heaters blew out, the estimate to deal with the asbestos and non-conforming ducting was upwards of $40,000.Also, some municipalities have a “distressed and abandoned” code or similar.
