Use the "ok" deals just as practice on paper.  

I've been doing a great deal of listening, watching, reading and practicing.

I have not going to be buying this as I don't yet have my bank set up so this is just me practicing.

We asked the junior lien holder if they would be willing to not redeem and buy the property in a simultaneous close from us for less than the redemption amount (we offered to do a purchase price of 75,000) but they were unwilling to do so, which is a bummer since we could have both benefited as we would have at least walked away with some profit and they would have bought a house for 18,000 less than expected.  

Half for me to practice on, and half because I can run to a partner/mentor type person in my area if I need to.

Every student rental i have, My PM has the parents co-sign, i told them it's a must and was a practice of theirs anyway.

However, if what she is proposing is to make simultaneous closings on multiple new purchases, then I don't think there would be a prohibited transaction.

Do Not do this on your own.....you're getting into the "practicing law without a license" territory.  

It is a common practice.

Took about 4 weeks and I was ready for the their practice test.
