That includes planning for and anticipating large repair items and having a reserve for that.

Who do you plan to target (accredited investors or not), do you plan to advertise to the public, Do you need an RIA, etc- Make sure you know what to look for in a PPM, LPA, subs docs, etc if you don't do them by your legal team.

Our family of 3 plan to live in one unit and rent out the other.

So, unless  you can generate charges that fit the "business," you will pierce your corporate veil. 

I guess my plan for the license wouldn’t really be to use it to sell homes, more just to make it easier to see/buy homes and maybe sell my own.  

My plan is to use the grant to purchase  a duplex  and live in one side for free or close to it.

Do you plan on driving for dollars? 

Even if I'll live in this duplex, I plan on only living in it for a year.
