Single Family: Can you find a house with a separate walk-out entrance/exit?

I take a few real estate classes and pay memberships to a few real estate groups, can I write them off only if I have an LLC, or can I do it personally?

I want to understand how to structure the finance terms.if for example the house is on the market  for $200K1. how much do i ask for down payment2 going interest rate?

2 Years ago today, instead of renting a studio apartment, I bought this 3/2 single famliy house in Apopka, Florida, rented out the 3 rooms and converted the office into my bedroom.

I bought a house this year, and I bought in cash.

I do showings during an open house, advertise an hour window and anyone that wants to see it can swing in.I also would start with zillow rental manager and set up a separate gmail account for the property to link to the zillow account. 

Are you representing yourself as a Registered Agent and if so is your personal address listed?

The house at that time was probably priced around 1.3 million.

I'm looking into potentially house hacking a small multi-family home, preferably in northern NJ (such as Morris county) or Westchester, NY if possible, but I'm open to other areas that are hopefully within about 1.5 hours (driving or public transit) of Manhattan.

The houses are on pretty rough cosmetic condition but the tenants have not shown an interest in any kind of renovations.
