I am a new investor in the West Palm Beach Area.

Raising rents is not too hardYou can buy, and I have been looking into, duplex and triplex in areas like Santa Ana or Long Beach.

I remember reading Barbara Streisand when purchasing a home in Malibu wanted the sand on the beach analyzed and have the exact sand color determined. 

I have a couple rentals in the Tampa and Apollo Beach area and looking to acquire more shortly. 

Plenty of Toronto residents own property in the Carolinas (like Myrtle Beach) so you should be able to find local contacts to discuss the 'how to' invest in the US....

For example, i just remodel one of my properties in VA beach, and it cost me $15k.
