If I've made mistakes with the structuring of this, please go easy on me, but if you have tips for next time, please do advise. 

Over-saturation and ever stricter regulations are making a once no-brainer industry become a bit harder in which to succeed.That's neither good nor bad, it's just made the STR gig more like every other industry.

*However, when I made it clear to mortgage brokers that I did not want the DSCR lender nor the servicer to report to the credit burueas or impact my DTI, they said that they could accommodate that as long as the loan docs and the title are in the name of the LLC (borrower = LLC, not me personally).

When you get on the line, make sure to ask about their processes, what they look at when screening applicants, how you will get paid, if you will be able to see all money going in and out with regards to your property in an owner portal, what they do if they have not received rent from a tenant, if there is anything they require you to do in order for the property to be "renter ready". 

@Sasha Mohammed also made a great point as you can have investors and/or partners be in the entity with you and be the main guarantor on the loan.

THERES WAY TOO MUCH MONEY TO BE MADE.

I'll let you know hands down it has been one of the best decisions we ever made, had we invested out of state there is no way we would have the equity and cash flow we have today.
