Rather than accept an offer to cash out (offer restricted by current appraised value which because of recent vacancies was low) I chose to sell on a wrap around note.

In a newbie investor myself but love connecting with other investors, especially the newbies, to see how we can offer each other value. 

I’m thinking about putting in an offer on a duplex.  

And also, pricing at 7% with that low of a FICO is highly unlikely, unless I am missing something here@Robin Simon I'm not familiar with the quote but confirming our minimum FICO currently is 640 however if there is a partnership (multiple full joint and several recourse guarantors) we currently take the higher of the two median FICOs if equal ownership % Also - 7.625% is certainly in our ballpark currently - doesn't seem unreasonable with our rates right now!

This doesn’t mean the offering isn’t a security, it just means it doesn’t have to be registered with the SEC.One could have an offering relying on the GENERAL exemption for private offerings.  

Unless he is proposing to pass nationwide rent control (which I highly doubt he could do) he is not pandering to any of his groups.

The plan was to build an ADU to add sqft, bedrooms, and rent to increase ARV and cash flow but the cost to do so is too high based on the projected return.  

I felt these rates were highly competitive for a DSCR loan and have been happy with the quick responses from my representative/loan specialist.

The gulf coast is a great market and offers opportunities in all 3 areas.
