Multifamily Syndication: 1+1=3

This is unlike most syndications where the Sponsor wants to hold for only a couple years after a major rehab and reposition in hopes of selling resulting in a high-teen IRR.

Is Iowa a landlord friendly state?

One is a college town, prices are higher, but better quality buildings overall I'd say, and slightly higher rent prospects, but I'm not sure how to handle the college side of it (as that is the majority of renters). The other is a town with little growth not a ton of job options locally, the class of buildings aren't as attractive overall, but the market seems a bit better for starting out price wise for multi family/commerical type scenarios, but I'm concerned about the type of tenants I'd attract with lower value buildings.

The vast majority of inquiries are not serious and 75% of the showing appointments have not shown up - even though we exchange texts about an hour before the showing to confirm. Our asking price for rent is $100 more than it was two years ago, which is still $25 lower than the two bedrooms at the apartment complex across the street.

Looking for info on the Cincinnati, OH market.

Now I think the answers as to why someone in NJ should invest in Cincinnati would go something like this: -people live there-big companies live there-urban neighborhoods are gentrifying-affordable living -diversity of neighborhoods--some good for flips, some good for consistent appreciation, and there are still plenty of C-D areas that show good returns on paper that people from NY and CA love to gobble up-major airport-major research university-we have Skyline Chili-Pete Rose is from here-Our Roebling Bridge is your Brooklyn Bridge's father-Goetta

Your agent should be a second pair of eyes and if you were present during the inspection it is likely the inspector would have told you verbally about any major issues while you were there.

Questions about subject-to purchases

It's a major win-win in my opinion.Lastly, if you had 3 subject to's called for no reason whatsoever then I wonder what the rest of the story is and the details surrounding that because you are the first document-able person I've ever heard of who has had it happen.
