Lesson learned early, THANKFULLY!!

I'm not letting my wife see these photos.This is really outstanding work.Also a lesson not to be afraid of foundation problems.

While learning from others mistakes is key to our success, some lessons are best learned from our own.

The lesson here is to have the terms in writing and agreed-to before anyone actually does anything.

The profit I gain is modest but lessons and experience is priceless.

Too many complications to add even more complexity by trying to involve lawyers and the letter and spirit of the law, I would just eat my loss and learn the lesson for  next time

One lesson for debtors: don't borrow unless you're sure you can pay on time, Another one is to make certain you have several workable exit plans (tactics) in the event your investment doesn't perform and you've got to bail quickly.Also, don't fight trends.

Lesson 1: Do a prelim title search.Lesson 2: Make sure the purchase agreements have adequate default clauses. 

Lesson learned, I do more digging around than I used to and am not much assured by positive landlord references on their own or as mitigation for poor credit scores.

That was a long time ago but the lessons learned during those hard times are still with me and are my motivation.
