So should I start with fix and flips and just pay someone with part of the first loan to oversee the first project, and then use profits from there on out to pay someone until i leave my job?

My goal is to buy property every other year, utilizing the profits that I'm getting from this investment, along with tax returns, to purchase another property.  

I am definitely looking to connect and learn from someone who is making larger deals and could use some grunt work on the side. 

Definitely WAY more work than a long term rental, and sometimes the things people do just baffle me, but it's also been significantly more profitable than a long term rental as well. 

That rate would be fine as the cost would be minimal compared to the larger amount I'm trying to collect.

70-80->115 in a year sure sounds sweet :)i can understand what you are saying, long term hold without a loan, but why not try to find a deal where you can profit from both a rise in the house price and the rent?
