Thanks to your interview with Lisa Phillips, I learned about Lending Club and bought my third property.

The companies seem to be smaller with names that most would not recognize.

Do your due diligence and interview the options you come up with.

We've interviewed about 10 or so over the last month and have been left wanting. 

As an attorney, I recognize that it's much easier for you to tell people "just don't do it," as that way you can never be held accountable for their doing it incorrectly; but, in my experience, the attorneys who are worth their rate are the ones who instead say, "let's talk about how you can do this legally"...Of course, if you believe that there is no legal way to wholesale, that's another story. 

Tax questions are always best answered by a local tax pro.First and foremost, understand that if you purchase real property, fix it and sell it within a year even if somehow you could get that asset to be recognized as a capital asset the short term capital gain will have those funds taxed at the same rate as each investor's ordinary income.  

Then do a phone interview to explain to them what a motivated seller looks like and how to find them.

From what I’ve read, I’d need a year or two of rental income and not all of it would be recognized.
