I have not house hacked and probably won't do a traditional house hack any time soon due to our attachment to our current home.That said, I did want to point out that from people I've interacted with at REI groups, I think there are answers to a lot of your issues - even in Colorado Springs. 1% Rule: Colorado Springs usually does not meet the 1% rule, but the 1% rule is not a very good rule for estimating cash flow.

I haven't had enough interactions that have required me to make this kind of decision, however, sticking with your tried and true process will yield consistent results.

Spend 15 minutes a day interacting with others on the forums.

I would recommend beefing up your profile, bumping your interactions 10x than what you currently do and then begin telling your story.

@Dave Foster is saying you can do the exchange, and transfer ownership into the entity after the exchange.
