Yesterday I attended a meeting of Connecticut Real Estate Investor Association and it felt like it was primarily occupied by people who knew little about real estate and wanted to be spoonfed information by an expensive coaches?

I plan on installing some form of termite protection after purchasing anyway, but is there anyway to make sure I'm not buying a house with a full blown infestation that could become a bigger issue?

Their people are very friendly, helpful, and knowledgeable.I also recommend that any who can to go to their expo - there is a lot of great information for investors. 

I would think I'm small potatoes for them and the form 3115 is so ridiculously thorough that i think it all but negates audit but we shall see :).I will report back when/if i get it and what the timeline was/is, I was holding out hope that someone had some information on this but its been crickets.

The judge did force the termination of the arrangement and my partner agreed to buy me out of the properties after the judge demanded they either buy me out or agree to sell the properties.
