I've been hunting smaller MF (2-20 units) around the bham area for about 7 months, reach out regularly to my broker contact and even sent him an Amazon gift-card for emailing to me the deals that were already on Loopnet (I've not yet earned his good deals), analyzed over a hundred deals (mostly SF), consumed literally 99% of the BP podcast, and I've still bupkis to show for it.

@Matthew Soule I haven’t done this but another investor I know said he uses “game cameras” (like game hunting) for surveillance on his properties especially the vacant ones.Another option is Amazon Blink but make sure to get the ones that are rated for outside if you’re going to put them there.Also keep in mind that you may wake up one day to find the cameras smashed or spray painted.That’s a very tough problem if you live in the building.
