I've talked with a couple of experienced investors (30+ years) and they all say the same thing: I wish I started sooner (rentals), and I wish I never sold anything. 

Significantly reducing your mortgage and having a path to a cashflowing asset in a short amount of time is so much better thanost options that you need to think about jumping in sooner rather than waiting for a "Better" deal that may not come.

To me, this means adding a gym/or updating it, in unit washer/dryer, updating pool, BBQ pit, etc.

I stopped drinking, eating sweets, and am now going to the gym 7 days a week.

He or she may even be able to get you in the game sooner than you think.     

But it is a minimum, if you want to move in sooner simply notifying them early may get them to move out earlier on their own if they are otherwise responsible tenants, however if they are not they could decide to stop paying rent and make your life difficult.

The reasons the plaster in the trouble spots failed in the first place was never diagnosed and corrected, and sooner or later the problems come back in slightly different forms on the replacement or covering drywall/sheetrock.How do you know a blower motor on a furnace has failed?
