Do not leave your accountant and tax man out of the decision, they are ones who have to grind the numbers and will be best able to tell you your best deal.

Here are various results for real estate - financials markets crash, leading to consumer spending to grind to a halt and people needing to Derisk their balance sheets and move to more cash- older Americans get hit hard with the virus as it continues to spread exponentially through the population- older homeowners pass away or become very sick, forcing folks to sell investment property or their own homes to cover higher medical expenses = inventory increases - home tours slow as people self quarantine themselve, leading to higher DOM and less demand- same goes for investment properties - investors can’t send people out to conduct due diligence - tours and lease up slows in the multifamily sector, especially hitting the Class A space.

I would have to grind through a lot of junk leads before getting to the covetted Leads and Listings that the most experienced Agents get from their connections or from the Brokerage Firm as the Firm wants their best Closers to work on these more lucrative leads.

You have to see through the noise and be able to pick out the one that isn't like the rest.... 

The good news is that overtime all of the repairs become "noise" because there's always something breaking.

Some people think that owning a home is ok even though there is high crime and a lot of external noise from local transportation.

While it might just be my personal bias, moving into a neighborhood with a lot of construction wouldn't appeal to me as a renter as I'd have to deal with disruptions, dirt/mud, noise.
