Of the remaining $200,000 gain, 75% (6 out of 8 years) ($150,000) is attributed to the time the property was rented and is therefore taxable at the long-term capital gains rate.

Hello, I have been interested in real estate for sometime now and I think I want to start with wholesaling.

Here are a few challenges I see going forward:1) Insurance rates: It has become a part time job to hunt for insurance.

"The staff is so wonderful, you've really done a great job taking care of this place." 

Call around and get some prices, they should be very up front, even having a rate sheet.

However, my market (San Diego) has one of the lowest deliquency rates and eviction rates in the country.  

Then you can treat the mold it will not return.This is a great resource to keep for yourself and tenants: https://www.epa.gov/mold/brief-guide-mold-moisture-and-your-...I suspect your tenant is doing something that creates excess humidity in the home.
