I am halfway through the course ( it’s an elective) but after reading and studying about leases and property management, it has definitely sparked my interest.

As far as other maintenance expenses, as a landlord you're typically expected to fix whatever breaks on the property (e.g. sliding glass doors, screens, ceiling fans, light switches, faucets, leaky plumbing, garbage disposal rusts out, leaky toilet, garage door doesn't open, electrical issues, etc.)

We take 50% down, 25% when we're halfway and the other 25% when we're done and that's non-negotiable. 

I'm halfway through The Book on Rental Property Investing: How to Create Wealth and Passive Income Through Smart Buy & Hold Real Estate Investing and I am loving it!  

So call me crazy, but I am almost willing to meet him halfway at $510K if he will carry the paper.

It used to be really something in the late 1800s with a medicine factory, a glass factory, and as a  transportation center for the surrounding farms.

He asked me what was my net worth like and how much liquid cash I had in the bank and boom there he just stopped me half way through our conversation that there was no way I going get an offer from the bank if my net worth was nothing closer to the down payment for the property.

When I buy a “new” 20-30k car I’ll be over halfway to a million but that’s just my personal choice
