You need to add some other stress factor added to not owner occupant (absentee) like vacant and / or vacant AND late on taxes or mortgage.  

@Garvin Yu I think the most important factor here is your plan to grow.

It's easy to lose motivation as it seems that it takes forever to get the amount you need.

When you are gambling a huge factor in your success is limiting your downside risk.

We'll see how it goes as the unit has only been occupied since the end of December (S8 seems to take forever....)Let us know how it goes - I contemplated or attempted everything that was mentioned above, it just didn't work too well.

The hard part is factoring in the time to acquire 100 doors on your own. 

Labor rates and service calls are getting quite pricey and for folks that cant do the repairs themselves they need to factor those expenses into the overall deal.

Some sellers will get desperate if they sit forever, but not all - there's a house right next door to one of my properties that has been on the market for over 5 years, vacant all that time.

I have to factor this in so my bid is low - but everyone else has to do that also.  

Basically the biggest reason someone might use a shipping container as an ADU is for the "cool factor."
