There are plenty of low-mental-horsepower tenants out there who will try to take care of every $50 problem using some unimaginably ignorant $1 rigging trick because they think their long-dormant handyman capabilities have only been waiting for a great golden opportunity to shine.I really hope you're not waiting for the one person on this thread with no experience who's going to tell you this is a great idea before you go for it.

Negotiate to let them out of the lease in exchange for a forfeiture of the deposit and rent since you've already sat vacant for an entire month and now have the time/cost required to find a new tenant.If they accept #2, be sure to get it in writing so they can't come back later and fight to get it back.In the future, I recommend not holding a property vacant for two weeks unless the market is very slow and requires you to make a concession.
