Your goal should be to break even or come close in the first year, then let inflation work in your favor for rental renewals and building equity.

Rate will of course depend on numerous factors but it’s always worth taking a second look because you can probably find better than 8.25% for a conventional loan even on a duplex.

House hacking it for a year or so, could allow you to build up extra funds for a future down payment, furnishings, and other costs.

He apparently counsels people and helps motivate them to build their portfolios.

If you want to get into the market for the appreciation play and are willing to negatively cash flow a bit you could consider a negative DSCR loan.I’m still very new so my decision would be based on factors that aren’t concrete yet (I.e. my goals) therefore long distance REI isn’t off the table.

We are looking to build a small (800-1000 sqft) STR / vacation home in the next 12-24 months.

I have only done new turnkey builds in SWFL and a couple in Central so no advice on flips or wholesaling in FL but I'm interested in expanding my knowledge as well.
