I have recently been exposed to the wholesaling world of out of state properties.

On deals that almost make sense ( but not quite right for us) , I usually try and point people to mobile home park store because I feel that exposed to the right buyer , those might sell there.  

I DO HAVE 2 efficiencies (borderline 1 BR except for no real wall btwn living room and kitchen) and I can see putting propane monitor heat in them and having tenant pay -- PLUS they are the bulk of the first floor so it will help offset the upper story.

One lawsuit(more likely than not as a PM) or Fair Housing complaint exposes one's assets and potentially freedom.

OMG, no matter what you do, DO NOT grab both wires that have exposed copper showing while standing in large bucket of water and dropping and electrical chord that you know is plugged in, into the bucket, too.

IT might not....Second we did a 10 building complex 2 story builidngs, that had paint on the brick,, we sand blasted the paint off as much as we could.. the look of the exposed brick with partial paint on it had a old European look which is WOW really popular now.. the owner did copper clad trim on windows and copper color lighting to make it really look awesome.

They expose you to increased risk and possible abuse/neglect of your home.

Are they doing everything they can to expose properties to the widest possible market?
