Any expenses and income are also based on the percentage of ownership and cannot change during the life of the investment. 

We spent the next two years hiring an architect to help us with the rezoning process and finally embarked on getting it zoned commercial changing the occupancy status from R-3 to B, S-1.

Local you can leverage your local knowledge about areas gentrifying, or large zoning changes (midway district, city of San Diego ADU bonus program, etc), or large funded development projects (Chula Vista bat front, etc).
