Once the settlement occurred, essentially ALL sales contract terms "merge into the deed."

You want to use that VA to your benefit.

Word of advice is that if you believe you are going to be stationed at your current location for a while consider using your earned benefit of the VA loan to house hack a detached duplex.  

It's not easy being a landlord, especially at first, but I think it's essential in order to be a great investor.
