Philadelphia lost 25% of its population in 50 years and went from 2 to 1.5 millions.I am personnaly from MD (DC area) and I am looking to buy something outside my state where prices more than doubled in 5 years and where it is almost impossible for small investors to find something with a nice cash flow now.By the way I visited your site.

hiya, let me introduce myself. i am a 21 year old enthusiastic investor from toronto, ontario. i have been involved in the purchase of three properties this year ranging from multiplexes to houses with acreage. this limited experience of actually getting proactive and getting started has taught me way more than any book has ever taught me. a tip to other beginners. i have also had some background knowledge in the real estate industry with my parents starting out a real estate rental business 10 years ago. however their knowledge is quite elementary and i have a lot to learn. fortunately i have found this site. and while browsing for the past couple days i have found that there are many invaluable resources and brilliant minds aboard.ps. slthough i have found the canadian content lacking i am confident that with our similar laws the ideas are all valid.looking forward to meeting you,joe

One option may be to do the hard money lending to get the $$ for the rehab, and then refi when I get it rented. So I'm still a newbie here, but I'm learning more and more every day.I started my blog to keep a "diary" of my real estate ventures, as well as my other business doings, but I'll keep this site updated too, as I'm sure there is someone out there in my shoes. Thanks for the responses!

When Major Disasters occur it creates fear and fear will cause folks to move this can be good or bad for your investments.I use http://www.fema.gov as an aid site to determine areas to avoid for my future investments.Let me give you an example:State of Missouri research has showed me by looking at Fema's map service in regards to tornado's for example that I may want to exercise caution in the western and northern areas of Missouri.
