Typically for this product it will be 20% down payment or 80% LTC (loan to cost - purchase price + rehab).The only problem which you may encounter which I believe you have is that home style renovation on "non owner," is only for 1 unit properties and this is a duplex.You'll need to use PM, HML, or local community or portfolio money to do the initial financing setup then you could refinance out after you come your rehab into a standard conventional loan.
