Peeps still have to live somewhere and there is still some benefit to owning a home than renting .. it could just be over building in your area as well.. you see that a lot with condo developments the lag time to get them up is so long that by the time they come to market the market cant absorb more.Not sure in Austin other than there was from what I understand a large run up.. but I can see luxury pricing in Texas being an issue with the prop tax's that are quite a bit higher than other parts of the country but that is usually mitigated for texas residence who don't pay state income tax as there is none in Texas.. so I think texas for TExans is a great investment long term. 

One of the houses was like a duplex so that accelerated growth.

Hi everyone,We just bought our first duplex and are in the works to partner on a commercial property.

I’m looking at duplex in a very desirable neighborhood, where I want to live, close to a ton of amenities.

House hacked a duplex first.

I’ve learned this the hard way on a duplex (15k later just on the re-wiring)...

Similarly there are areas where you can get a house for $100 and others where a condo costs $150k.

I recently looked at a duplex and wanted to get some thoughts on if these items should be factored into the offer price:The water heaters were over 10 years old, both gas furnaces were over 10 years old, the water was not separately metered, the front porch (cement) had some cracks in it, and both units would need some paint and new carpeting. 

Would the best way jumping into real-estate onthe side be starting with a duplex?

Previous experience went in with some partners on 9 units (4.5 duplexes).
