I have already started saving for my next deposit.

My property management company uses cash app and Venmo as well as always the tenants to do direct deposit into our account.

I gave them their deposit back plus 1/3 rent and luckily I was able to use my network and found them 3 places to see on Friday where they could move in Monday. 

At that point everyone questions the relationship between the Named Insureds and it can be a project to get that check cashed and deposited into an account.

On lake in Kimball area, similar thing although we would be much more "vacation" rental focused so amenities would need to match.

If they're decent tenants, I'll also incentivize them by letting them leave without cleaning and still get a full refund of their deposit immediately after confirmation there's no damage.2.

2) With the tenants in the other unit, should I raise the rent to match market value?

If we bought a house and a mother and her two kids are in it and we were never given a lease agreement or deposit how do we get them out and get their stuff out?

Do you have proper security deposits?
