this data base was in valuabled   we started at the oregon CA border and ran up I 5 to Olympia WA which is a swath of 450 miles north to south and then 100 to 200 miles east to west.. this created about 10k parcels.. we then marketed to those folks..

If you're looking for cleaner multi-unit properties I would turn your focus to Delaware County, there is a much larger inventory of multi-unit properties and the permitting process is significantly easier than anything you will experience in Philly.
