Don't make much profit on rentals due to expenses such as property taxes so appreciation becomes more critical these days.

Incidentally,I spoke with a man in the 80's who was very critical of DFW area discount malls.

Having some key critical specialized questions can tell you pretty much right off the bat if they are going to work out or not Do you meet the income requirements What kind of pets do you own who all will be staying at the unit What will I find when I check your background Why are you moving How soon are you looking to move in

Agreed, and timing is important, and understanding the likelihood of a correction occurring in one year, two years, five years, or 10 years, is critical to making decision relating to risk - such as how much of a spread is acceptable.

It's critical as an out of state investor to build a team that you trust to advise you.
