@Chis AnenWe don't do a lot of this because most of our offers are cash, as is - so there's not a lot of other levers.That said, if you're asking for contingencies, you can do things like:offer A is with seller providing no remediation of tree impinging on propertyoffer B is with seller providing remediation of tree impinging on propertyThe thing I'd advice (we have more experience on the seller side of a transaction when things were asked for) is that if you do ask a seller to re-mediate something be very specific on what your expectations for quality are.

A lot of people that get into it have some kind of contingency (a second job, a wife or husband with a decent enough income to support both of you, pensions, live with parents etc) Those that don't have one of those contingencies becomes one of the statistics of people that don't survive more than a few years in the business.
