If they are constantly late, enforce your lease. 

Those closets should be fire rated and have makeup air to each one. they should have a layer of 5/8" drywall on the walls with all joints sealed. any penetrations should be sealed with Fire caulk.

For those landlords requiring renters to carry renters liability insurance, I am curious what you require in roommate situations (unrelated occupants on a joint lease). 

So you need to create a track record of being one that delivers constantly.

The Airbnb we thought about it and pretty much I’ll have someone cleaning the house constantly but I am sure I can work with that.
