I do like Lew's attitude, however;"morale" is different than "ethical", morale is one's own beliefs and ethical is accepted conduct in an industry when we speak in terms of business.The FNMA statement is a condition stating the right to accelerate the loan is reserved.

@Burnham Shepherdwith self-directed IRA or Solo 401k you are the one who picks the investments not the custodian, so you are responsible for conducting proper due diligence about the potential investments.With SDIRA you don't have direct access to your retirement funds, they are held with the custodian and you instruct them how to invest it (unless you utilize IRA LLC structure).

Disclosures do not absolve you from any wrong doing, doesn't matter what you disclose.You also can not learn in a few days, weeks or even months or even years on your own how to manage these FC deals.Maybe by putting it this way, I have more than tons of knowledge and experience, I have conducted FCs, there isn't much if anything I do not know on both sides of this issue.

I have tried to ask customer service and I keep getting copy and paste answers vs someone just explaining the steps on how my LLC will show that it is conducting business.I am aware that hard money is expensive, but it should still be able to do its job, which is to help my company and I make profits.Any and all help would be greatly appreciated as I paid quite a bit of money and I hope that it doesn't end up that I fell for a scam.Thank you, Erin
