Creating a detailed design document including paint colors, faucet details, hardware, and finishes is a great start.

I have been getting a decent seller response with handwritten colored postcards and real stamps (4- 5% response rate) for touches 1 through 3.  

These things are known to have very strong colorations to a decrease in earning potential and other social pitfalls.
