Consider including a requirement like this: Tenant shall obtain a renters insurance policy that includes that the carrier must provide 30 days’ notice of cancellation, non-renewal, or material change in coverage, to the Owner.Yes, require each tenant and occupant over 18 to carry an insurance policy. 

But, that's all changing.

It could change with the new development, but as of now there isn't much around there to draw in renters. 

You'll need to change the use from residential to hotel, which will require a lengthy process that includes physical upgrades and changes to the building.Basically the City wants the property to conform to safety standards for that particular commercial use.

Job change, family change, etc happen, so don' t think the 1 year is a hard rule like in your case. 

Whom ever filed it will be your first point of contact.The property is going to have to be probated in order to legally change ownership.

Keeping in mind at some point you might have to change PM for some reason.
