Okay so I have 1 flip under my belt (net 19k)I put all that money back into my current residence that we are deciding to make our primary residence after 35k of renovations, because we love it so much.

For full transparency, I am a new agent and don't have a ton of experience yet with investment properties but have a unintentional flip and another rehab under my belt.

He said that buying a house to just live in is the worst investment anyone could make and that you should never buy single family homes.That being said, I eventually want to buy a single family, but not until I have a few multi-families under my belt.  

Is this the new strategy that needs to be capitalized on in the A/B lower risk investments?

I’m still a fairly green investor with a single unit under my belt, but came across a property on just over an acre of land less than .25 miles from a University.

Those are interesting strategies that I'll add to the tool belt, especially working the eviction effort into the sale price of the property.
