hello BP family,i just bought my 1st multi unit property in los angeles last july and currently have a young couple living in the back unit. the couple has not been able to pay april and may rent due to covid-19. i've been very open with them and have tried to promote open communication in regards to setting up a plan on getting the rent paid but all they say is "we can't pay rent right now" mind you they never gave me a letter stating this, or any other forewarning. i also noticed that they just bought a new suv and sports bike which has me scratching my head. i know that at the moment landlords have their hands tied, but is there anything else i can do?

My plan once my LLC. is finalized is to create Net 30 accounts to grow my business credit worthiness , moving on from there to gas cc, store cc , etc. 

Just because he works for a store does not mean he can't be working from home.

Provide a curtain rod that they can put their own curtains up (or supply some cheap ones from a  thrift store).

When I was that age a lot of my friends were working at the grocery store or at the local movie theater, while those are not difficult jobs, they are stressful.

My questions for all of you is how do you track your properties:1) I use Trello to track each of the properties and information such as the below item:Address, Parcel Number, utility info, mortgage info, property tax info, PM info2) I use a XL spread sheet to track expenses to date, repair costs, monthly rent 3) I use the BP rental calculator for cash on cash return and NOI4) I use dropbox to store all my purchase docs, mortgage statements, repair bills etc.The challenge is the maintenance of the spread sheet everytime I buy properties and to monitor trello for actions that are due etc.Any suggesting on automation/software to use where i can track all of the information on my properties?

Look at folks garbage, yards, loose dogs, dirt bikes running mad etc etc.   

When the state tells you it’s too dangerous to get treated by a doctor for chiropractic or physical therapy treatments yet deems a liquor store essential- It’s not about your health!
